From first call to mortgage offer
Getting a mortgage doesn’t have to feel like navigating in the dark. Here’s what the process looks like when you work with us.
Step 1: The initial call
Every mortgage conversation starts with a proper chat with no forms and no rush. This no-obligation call allows you to explain your situation and ask anything at all. It’s where we listen to what you’re trying to achieve, and where you get a clear sense of what working with Eden David looks like.
Step 2: Fact-finding and discovery
Once we know your goals, we gather the information needed to find the right mortgage for your circumstances. That includes things like proof of income, identification, and details about the property. We’ll tell you exactly what’s needed and why, so nothing comes as a surprise.
Step 3: Our recommendations
After reviewing your position and the options available from a panel of over 50 lenders, we’ll recommend the mortgage that makes the most sense for you. Because we aren’t tied to any one lender, that recommendation is based entirely on fit, including the rate, term, costs, and how well it works for you. Everything gets explained honestly and in plain terms so you can make a decision that feels right.
Step 4: Application to completion
Once you’re ready to proceed, we handle the application and stay involved right the way through to completion and you receiving the keys. Lenders can ask questions and timelines shift, so having an experienced advisor managing it on your behalf makes a real difference.

Mortgage advice for every situation
Good mortgage advice looks different depending on where you are in the process. Here’s a bit more about each of the main areas we work in.
First-time buyer mortgages
Buying a home for the first time involves a lot of moving parts. The terminology can feel unfamiliar, the stakes feel high, and the timelines don’t always behave.
Every step gets covered with us, including how much you can borrow, what deposit you’ll need, which mortgage makes sense for your circumstances, and what to expect through the application.
Everything at a pace that works for you. No question is too basic, and no detail gets glossed over. The whole process should feel manageable, and that’s exactly what good advice makes it.
Mortgage advice for home movers
Moving home while managing the sale of your existing property is one of the more complex things you’ll do. Getting the mortgage right and getting it moving at the right time matters.
There are many options for those in this stage, such as porting an existing mortgage, taking a new deal and bridging a gap between sale and purchase. The right option depends on the specifics. Clear, reliable advice throughout takes a significant amount of pressure off the process.
Remortgage advice and reviewing options
When your current deal is coming to an end, it’s worth reviewing the market to be sure you’re getting the right options available.
The right moment to switch lenders, adjust your term, or release equity varies. Having an advisor who keeps an eye on timing can make a meaningful difference to what you end up paying.
We’ll talk you through the straightforward process and ensure you receive the right deal at the right time.
Complex and specialist cases
Specialist mortgage situations require a specialist approach. For self-employed income, foreign currency earnings, complex credit histories, portfolio landlords, and high-value purchases, Eden David has experience working with clients across a wide range of circumstances.
Complete peace of mind

Good advice isn’t just about getting the loan; it’s about keeping the home. We provide a full protection review with every mortgage application to ensure your family and your lifestyle are shielded against illness or loss of income.
Most buy to let mortgages are not regulated by The Financial Conduct Authority.
Mortgage advice that feels personal, because it is
You’ll work with one dedicated advisor from your first call through to completion. One person who knows your case, your circumstances, and your goals. There are no handoffs, call centres or starting from scratch every time you get in touch. We work together to make the whole process feel straightforward, and we’re there at every step.
Mortgage advice isn’t just about finding a product, it’s talking to someone who understands your situation well enough to guide you through it properly and who’s there when things move.
Feel ready to discuss your mortgage?
There’s no obligation during our initial conversation. It’s a chance to explain your situation, ask questions, and get a clear picture of what’s possible — at no cost and no pressure.
Mortgage questions, answered
Here are some of the mortgage-related questions that come up most often. If yours isn’t here, just ask.
What documents do I need for a mortgage application?
The specifics vary by lender and how your income is structured, but the standard requirements for most applications include proof of identity, recent payslips or accounts if you’re self-employed (typically three months of payslips or two to three years of accounts), recent bank statements, and proof of deposit.
If you’re self-employed, have income from multiple sources, or earn in a foreign currency, the documentation needed is a little more involved. Part of the process at Eden David is working through exactly what’s required for your specific situation, so the application goes in as smoothly as possible.
Will a missed payment years ago stop me from getting a mortgage?
How much deposit do I actually need?
It depends on the lender and the type of mortgage, but 5% of the property value is generally the minimum for a residential purchase. The more you can put down, the more options open up and, typically, the lower your interest rate will be.
It’s worth having a conversation early, even before you know exactly what you’re looking for. Understanding what’s achievable at your current deposit level can help you plan the next steps with much more confidence.
Can I get a mortgage if I’m self-employed?
Yes. Being self-employed doesn’t stop you getting a mortgage, but lenders assess income slightly differently compared with employed applicants.
Most lenders will look at two to three years of accounts or tax returns to understand how your business performs. Some lenders will also consider one year of accounts depending on the circumstances.
Because self-employed income can vary, choosing the right lender becomes especially important. Part of our role is identifying lenders whose criteria work best with your income structure, so your application has the strongest possible chance of being approved.
Can I still get a mortgage if my income comes from multiple sources?
Many people today earn income from more than one place, such as salary, bonuses, dividends, or self-employment alongside employed work.
Different lenders assess these income types in different ways. Some will accept multiple income streams together, while others may only consider certain types.
Part of our job is understanding how your income is structured and identifying lenders whose criteria work best for your situation.
